I already get plenty of bookings on Airbnb. Why would I need this?

Because right now you don't control any of it. Airbnb's algorithm decides how visible you are and who finds you - your bookings live or die on their terms, not yours. And every guest who stays belongs to them, not you, so you never get the data to retarget the travellers who nearly booked or bring back the ones who loved it. This isn't about replacing what's working. It's about taking back control of your marketing and your bookings, and finally being able to reach your guests again - so the same demand compounds in your name instead of theirs.

Do I keep my Airbnb listing?

Yes. Every villa we work with runs direct bookings layered on top of their existing Airbnb and Booking.com presence - not in place of it. The platforms still bring you algorithm-led visibility you don't pay for upfront. Direct booking is what compounds in your name on top of that.

How much of my time does this actually take?

Almost none. We turn up at the villa for the shoot, then build, launch and run everything from there. After that, you receive bookings and a single plain-English report on the first of each month. The one shoot day is your entire time commitment.

Do I need to be on camera?

No. The shoot is the villa. The owner is not the brand - their property is.

How long before I see direct bookings?

The build takes around three weeks - shoot, website, ad accounts and funnel all live. Bookings follow once the advertising is running. A luxury villa is a considered purchase, so the early weeks are about capturing and retargeting interest. The system is built to compound, not to spike and stop.

I already have a website. Can we use it?

Sometimes. If it can convert and we can track it properly, we will build on it. More often we build a dedicated direct-booking site, because most villa websites are made to look nice rather than to turn a visitor into a confirmed enquiry. Either way, it ends up in your name.

Who handles the enquiries and the guests?

You keep the guest relationship - it is your villa and your reputation. We build and wire the system that brings the enquiry to you, and can set up the booking and response flow so it is simple to manage. You are never left chasing leads in a spreadsheet.

What happens if we stop working together?

Everything stays with you. The website, the domain, the ad accounts, the pixel and the full guest list are in your name from day one. There is no lock-in. The asset we build is yours to keep whether we continue or not.

Where does ad spend go?

Direct from your card to Meta and Google. We never hold or mark up ad spend - it is paid by you, billed by the platforms, and visible in your own ad accounts at any time.
